PLEASE TAKE NOTICE that the Canton Village Zoning Board of Appeals will hold a public hearing on Wednesday, February 28, 2024 at 7:00pm, to receive public comment on an application for two area variances related to the development of a brewpub at 41 West Main Street, Canton, NY 13617.

The applicant is looking to complete paving for parking and placement of the brewpub, and was referred to the Village of Canton Zoning Board of Appeals (ZBA) by the Village of Canton Planning Board for non-conformance with Village of Canton Code Section 325, Zoning Law Schedule B: Lot Dimensional Standards. In the general mixed use (GMU) zoning district, a maximum of 35% impervious surface coverage is permitted; this request is to allow an impervious surface of 70%.

The applicant was also referred to the Village of Canton Zoning Board of Appeals (ZBA) by the Village of Canton Planning Board to request an area variance to exceed minimum setback requirements due to non-conformance with Village of Canton Code Section 325, Zoning Law Schedule B: Lot Dimensional Standards. In the general mixed use (GMU) zoning district, a minimum setback of 50 feet is required; this request is to allow a setback of 47 feet, 6 inches.

The meeting will be convened in the boardroom of the Municipal Building at 60 Main Street, Canton, NY, where the public may attend. A Zoom virtual meeting option will also be made available. The public is invited to comment during the public hearing, and to view or listen to the meeting in person or via Zoom. Zoom connection information is available on the municipal website at www.cantonny.gov/events.
